Project Overview

The Verdant Tech Campus is one of the most technically ambitious commercial green building projects EcoBuild Studio has delivered in India. Commissioned by GreenLeaf Technologies as their new India headquarters in Bengaluru's rapidly developing Whitefield corridor, the 1,20,000 sq ft, five-storey campus was designed from the outset to achieve LEED Gold certification and to demonstrate that a large commercial IT campus could be not just water-neutral but genuinely net-positive water — producing more potable water on-site than it consumes from the municipal supply.

The building's double-skin ventilated façade — a first for a commercial project in Bengaluru — consists of an inner high-performance low-E glazed curtain wall and an outer screen of custom perforated aluminium panels finished in Bengaluru's signature terracotta red. The 600mm cavity between the two skins acts as a thermal buffer, reducing solar heat gain by 48% compared to a conventional single-skin curtain wall and dramatically reducing the building's cooling load — the largest single energy consumer in any tropical office building.

A 500kW rooftop solar PV plant using bifacial monocrystalline panels — the largest rooftop installation on any EcoBuild Studio commercial project — generates approximately 7,50,000 kWh of electricity annually, meeting 42% of the campus's total energy demand. Ground-mounted solar carport structures in the surface car park provide an additional 120kW of generation capacity while shading parked vehicles — reducing solar heat gain in cars and significantly improving the comfort of the campus's 1,200 employees.

The water management strategy that makes this campus genuinely landmark is its integrated water cycle: a 2,50,000-litre underground rainwater harvesting tank collects roof and hardscape runoff; an atmospheric water generator array — 24 units installed on the roof terrace — extracts up to 800 litres per day of potable water from the humid Bengaluru air; and a tertiary-treatment STP in the basement recycles 100% of wastewater to potable standard for reuse in drinking water points, kitchens, and cooling towers. The combined water harvest exceeds the campus's total daily consumption by an average of 18% — making this a certified net-positive water building.

An AI-driven Building Management System monitors and optimises all energy, water, air quality, lighting, and occupancy data in real time, learning usage patterns over time and continuously adjusting system parameters to minimise consumption. A live sustainability dashboard in the main lobby displays real-time energy generation, water harvest, and carbon data — making the building's environmental performance visible and tangible to every employee and visitor.

What We Faced

Bengaluru's Whitefield corridor is notorious for its poor infrastructure — unreliable power supply with frequent outages lasting 4–8 hours, severely stressed water supply infrastructure, and heavily congested road access that made materials logistics exceptionally challenging. Achieving LEED Gold in a tropical climate where cooling loads dominate energy consumption required a fundamentally different design approach to the European passive house thinking that dominates much sustainable design literature.

Our Solution

How We Solved It

Power reliability was addressed through the <strong>oversized solar plus battery storage system</strong> — a 1,200kWh battery bank provides 8 hours of critical load backup, eliminating the need for diesel generators entirely and saving approximately 45,000 litres of diesel per year compared to the industry standard backup approach. The cooling load challenge was resolved through the double-skin façade, combined with a highly efficient VRF air conditioning system and radiant cooling panels in the main open-plan floors — achieving an energy use intensity (EUI) of 68 kWh/m²/year against the ASHRAE baseline of 145 kWh/m²/year. Materials logistics were managed through a dedicated just-in-time delivery coordination team operating from an off-site consolidation yard 12km from the site.
