Project Overview
EcoTower represents the pinnacle of commercial sustainable construction in urban environments. Commissioned by TechCorp Inc. as their new global headquarters, the 12-storey, 68,000 sq ft tower in Midtown Manhattan was tasked with achieving LEED Platinum certification — the highest possible rating under the USGBC's rating system — while delivering a world-class working environment for 800 employees.
The building's high-performance triple-glazed unitised curtain wall façade is the project's most visually striking feature — and its most technically sophisticated. Each panel is individually calibrated for its solar orientation, with electrochromic glass on the south and west elevations that automatically adjusts its tint in response to solar intensity, reducing solar heat gain by up to 52% compared to a standard glazed façade while maintaining excellent daylight penetration.
A 1,200-panel rooftop solar PV canopy — integrated into a dramatic planted pergola structure that creates a spectacular 8,000 sq ft rooftop terrace for staff — generates approximately 380,000 kWh of electricity annually, meeting 35% of the building's total energy demand. The remaining energy requirements are met through a 100% renewable energy power purchase agreement (PPA) with a regional wind farm operator.
The building's mechanical systems represent the state of the art in commercial energy efficiency. A ground source heat pump array — with 24 boreholes extending 150 metres into the bedrock beneath the building — provides all heating and cooling via an underfloor radiant system, achieving a coefficient of performance (COP) of 4.8 — nearly five times more efficient than conventional gas boiler heating.
Water consumption is addressed through an on-site greywater recycling plant in the basement, processing wastewater from sinks and showers for reuse in toilet flushing and cooling tower make-up water — reducing mains water consumption by 61%. An AI-driven building management system monitors and optimises all energy, water, and air quality systems in real time, with a live sustainability dashboard displayed in the building lobby.

What We Faced
Building in Midtown Manhattan presented extraordinary logistical complexity: a constrained urban site with zero laydown area, strict noise and working-hours restrictions, and the need to maintain uninterrupted operations at an adjacent occupied building throughout the 22-month construction programme. Achieving LEED Platinum in a high-rise urban context — where passive design strategies are limited and embodied carbon from structural steel is significant — demanded exceptional innovation in both design and procurement.
How We Solved It
A just-in-time materials delivery strategy using off-site prefabrication for the curtain wall system, structural steel connections, and MEP modules reduced on-site programme time by an estimated four months and dramatically cut construction waste. The embodied carbon challenge was addressed through the specification of <strong>low-carbon concrete mixes using 40% GGBS cement replacement</strong> and structural steel with 95% recycled content. The LEED Platinum scorecard was achieved with a final score of 84 points — the highest ever recorded by EcoBuild Studio on a commercial project.
